Our client, a private developer, owned a disused and dilapidated garment factory in the St Matthews area of Leicester, which he wanted to refurbish for mixed use occupation as a long term investment.

The brief required a phased approach to the project, allowing occupation of the ground floor retail units to fund conversion of the upper floor for residential accommodation.

The design provided four flexible sized retail units at ground level, with five single bedroomed flats above, and included re-cladding of the existing facades to both upgrade the fabric and offer an attractive appearance.
